If you have been thinking about buying a home but decided to wait because of high prices, rising interest rates, or the uncertainty of the economy, you may want to take another look at the housing market.
The real estate market of 2026 looks different from the competitive market many buyers experienced just a few years ago. More homes are available, buyers have additional time to explore their options, and sellers are increasingly having to compete for attention.
For buyers considering Fuquay-Varina, Angier, Lillington, Clayton, Garner, and the surrounding Raleigh suburbs, these changes could create opportunities worth exploring.
The biggest difference? You may have more negotiating power today than you have had in several years.
More Homes to Choose From Means More Opportunity
One of the biggest challenges buyers faced in recent years was limited inventory. Buyers often found themselves competing with multiple offers, making decisions quickly, and sometimes paying more than they originally planned.
That environment has changed.
According to September 2026 housing market data, Wake County had approximately 10% more available homes than the same time last year. Inventory reached its highest September level since 2019.
What does that mean for buyers?
More opportunities to compare homes.
More time to evaluate neighborhoods and properties.
Less pressure to make an immediate decision.
More opportunities to negotiate price and terms.
A better chance of finding a home that fits your needs and budget.
Not every home is sitting on the market, and desirable properties that are priced correctly can still attract strong interest. However, buyers are no longer facing the same level of competition across the board.
Are Home Prices Coming Down?
This is one of the biggest questions I hear from prospective buyers.
The answer depends on where you are looking, the type of home you want, and the price range.
Some markets and price points have experienced price adjustments, while others continue to hold their value. What is particularly important right now is that sellers are having to pay closer attention to comparable sales and competing listings.
For buyers, this can mean finding homes that may have been out of reach during the rapid appreciation of previous years.
It can also mean opportunities to negotiate on a property that has been sitting on the market, especially when a seller has already made a price adjustment.
The key is knowing which homes are priced appropriately and which ones may present an opportunity.
Should You Wait for Mortgage Rates to Drop?
It is understandable to want lower mortgage rates before purchasing a home. However, waiting for rates to fall is not always the most effective strategy.
Here is something worth considering:
When mortgage rates decrease, more buyers may decide to enter the market. Increased competition can mean more offers, fewer seller concessions, and renewed pressure on home prices.
There is no guarantee that this will happen in every neighborhood, but it is something buyers should consider.
Rather than trying to predict the perfect time to purchase, I encourage buyers to look at the entire financial picture.
Consider:
What monthly payment comfortably fits your budget?
How much do you have available for a down payment and closing costs?
Are there opportunities for seller-paid closing costs or interest rate buy-downs?
How long do you anticipate staying in the home?
Does purchasing make more financial sense than continuing to rent?
A home purchase should make sense for your life and finances, not just because someone says it is a good time to buy.
Why Buyers Should Take a Closer Look at the Raleigh Suburbs
You do not have to live in Raleigh proper to enjoy the opportunities, employment, shopping, restaurants, and conveniences of the greater Raleigh area.
Some of the communities I encourage buyers to explore include:
Fuquay-Varina, NC
A growing community offering established neighborhoods, newer construction, local restaurants, shopping, parks, and convenient access to the greater Raleigh area.
Angier, NC
A small-town atmosphere with a growing selection of residential communities. Buyers looking for more space and a little distance from the busier suburbs may want to consider Angier.
Lillington, NC
Located in Harnett County, Lillington offers a different pace of life, access to outdoor recreation, and convenient connections to surrounding communities and employment centers.
Clayton, NC
A popular Johnston County destination with established neighborhoods, new construction, shopping, restaurants, and access to the eastern side of the Raleigh area.
Garner, NC
An established community with convenient access to Raleigh, shopping, recreation, and a variety of housing options.
Each community offers something different. The right choice depends on your budget, commute, lifestyle, and what you want your next chapter to look like.
Do Not Overlook Homes That Have Been Sitting on the Market
One of my favorite opportunities to explore with buyers is a home that has been available for several weeks or has already experienced a price reduction.
A longer time on the market does not automatically mean something is wrong with a home.
Sometimes the original asking price was too high. Sometimes the presentation was not ideal. Sometimes the property simply has not reached the right audience.
This is where having a Realtor who takes the time to investigate comparable sales, understand the seller's position, and evaluate the property can make a difference.
There may be room to negotiate the purchase price, request repairs, or ask the seller to contribute toward allowable closing costs.
Every situation is different, but it is worth exploring before dismissing a property.
My Advice to Anyone Thinking About Buying a Home in 2026
You do not have to be ready to buy tomorrow to start preparing today.
If you are renting, considering relocating, purchasing your first home, or looking for a home with more space, now is a good time to understand your options.
Start by speaking with a lender, reviewing your comfortable monthly payment, and exploring the communities that interest you.
You may discover that purchasing a home is more attainable than you thought.
And remember, you do not have to navigate the process alone.
I believe buying a home should be an informed decision, not a pressured one. My job is to help you understand the market, identify opportunities, negotiate on your behalf, and protect your interests throughout the process.
